價錢很硬,自認小環境極佳住在鄰長家旁,另自比南港世界明珠建案。
由於僅剩的戶數都有風水(路沖)、規劃缺點(臨車道、面內庭、低樓層),銷售對此沒氣度討論,說「噢!沒有你們要的房子」當然最後連個資料也沒給,就送客了。
銷售自稱建商自售,態度是否經的起考驗,值得購屋訪價者思量。

當時我與女友穿著像是學生,也沒預約,就客氣地問一下我們沒有預約能看嗎?
說出大致的預算後,銷售人員很細心地介紹整個建案,以及我有可能負擔的三個格局給我。

這個建案與我過往的經驗不同的是:
現場沒有其他代銷公司賣房子的炒氣氛感,也沒有美化想像的無隔間樣品屋。
畢竟人性的偏誤很容易在氣氛之下衝動購物,像是:紅單啦、OO戶已售出啦、全體鼓掌啦...
(我也真的在別家簽下去後,來來回回花了很多時間焦慮,最後跑去退小訂。被堆砌出來的美夢破碎後,心情非常不好)

樸實直接的介紹與問答,我說我需要先回家考慮,就真的讓我回家考慮,不會硬要纏著我付小訂。
買房是一個這麼大金額的購物,挑選物件時,我喜歡理性一點的氛圍。

銷售小姐態度極差,噢不,是銷售阿桑和大媽,想說會親切三分,結果不但說明說的不清楚,多問兩句還會翻白眼,這種態度我才白眼翻到太平洋了。完全沒有介紹建案的特色,可能也是這個建案沒有特色,所以才說不出來吧。要客人問才會回答,一副客人應當了解他們的建案一樣,重點是,對於建案的優缺點都沒提,還要客人一一拆解詢問,才發現事實所在,以下是我一題一題問出來的真相,我的說明比現場的大媽們說的還清楚,真不知道建商怎麼會找這種不專業的銷售阿桑,難怪這案子都要交屋了還賣不完,建商老闆也要檢討是不是找錯員工了。
想了解這個建案的人,以下我的講解比銷售大媽們還清楚,提供給大家:
1. 這個建案是分成3棟,一棟大的九樓高有69戶,另外2棟小棟七樓高各大約十來戶,全部三棟都是3米+4.2米的房子,也就是每間房子原始屋都有下樓的樓梯,當然銷售阿桑會強調將來客人要怎麼改成夾層,那是客人的事,不關建商的事,如果喜歡房子可以上樓和下樓的人,再來考慮這個建案。
2.最重要的是建照問題,還是被我問出來的,不是他們主動說明的,也是一般人有所誤解的地方。雖然3棟都叫做玖原青,但是這3棟分別有3個建照,也就是將來分別有三個管委會,而且互相沒有關係,2棟小的沒有任何娛樂公設,只有停車位,最重要的是竟然只有電梯沒有逃生梯!將來若是停電或者火災,真不知道該如何上下樓,安全堪慮呀!還有管理費$150/坪,光這點能接受的人應該不多,管理費$150/坪可以說是豪宅的價格,但可以說完全沒有娛樂設施,而且大門前還有高壓電塔。難怪詢問還有幾戶,一直不敢回答,可能是一戶都還沒賣出吧!?
3. 其中大棟69戶的管理費$120/坪,有育樂公設,但是另2棟小棟的住戶是完全不能使用的,因為管委會不同,而且銷售大媽強調現在只剩對著路沖的房子,所以有忌諱的人也不用浪費時間去看了。
