雖然只是委託租屋,但我還是覺得相當遇到相當不可思議的處理方式,公開評論也是希望藉由這次經驗來讓大家注意以後跟仲介談還是要特別注意,不要太相信它們口頭上的「承諾」與「說法」。 我在內湖出租一間房子,由21世紀的余先生以及詹小姐帶客人來看,當天下午4點多看完之後,大約5:15左右接到仲介電話,表示租客有意願要承租,並且已經付了1萬元的「訂金」給仲介,當下在確認了租金條件以及承租起始日後,由於租客有要求需要在陽台增設雙桿式的升降曬衣桿,再加上租約起始日就在10天後,而租客又要求要給一周的搬家時間,因此我就馬上連絡工班師傅案排進貨及施工時間,當天洽談只剩公證簽約時間尚待敲定。 結果隔天下午4點多,余先生用line文字告訴我,租客的男朋友看到照片後不喜歡,所以暫不考慮云云,彷彿前一天所承諾之「訂金」之事像完全沒發生過一樣,我因為在上班中,也沒時間全心處理此事,僅能在下班後進行處理,在聯絡工班師傅確認師傅已經去拿了材料,連工帶料費用為3000元後,我於傍晚7點與余先生用line通話,余先生表示,租客只是「口頭」承諾付訂金,但實際上根本沒收到,但卻對我這邊說是已收到了「訂金」,讓我誤以為合約接近談成而安排師傅以最急件的方式優先處理工程(即便租客臨時取消,由於有訂金的關係,至少能cover安裝升降桿的費用),我表示這個費用3000元完全是因為租客要求而花的(因為師傅是我們熟悉的工班,基本上根本是只收取升降桿的成本費而已),我不要求補償全額的「訂金」1萬元,但至少要出這3000元吧,余先生當下也說不然就由他來付這3000元,於是我就跟余先生說那就這樣處理吧,也希望之後繼續幫我們介紹好的承租方,並且避免掉類似的溝通問題,至少當天談成這樣時我覺得雖然事情沒處理好,可是余先生肯出面解決狀況我是給予正面肯定的,但事情如果是這樣結束我也就不會上來留言了。 就在今天,我接到余先生的電話,他開頭忽然說看房的租客一開始只願意支付2000元,還說什麼我昨天已經說了算了,所以租客現在已經不接他電話,他失去了一個租客云云。我聽完之後大概就明白他接下來要說什麼了,不外乎就是租掉後他就願意付這3000元,但沒租掉的話那就沒辦法付錢之類的,我當下聽了馬上就跟余先生表示這錢我不要了,但我以後也不會在跟21世紀的仲介合作了,我在意的不是錢,而是你處理事情的態度還有承諾,今天你說付了「訂金」,結果根本沒這件事,你說自掏腰包3000進行補償,結果轉頭就跟我凹有租掉才肯給,你以為今天是在玩家家酒還是在菜市場喊價,身為仲介你連基本的誠信跟守諾都做不到,我怎麼敢把物件交給你處理,我為什麼談完後沒馬上把匯款帳號傳給你,因為我覺得前一天談的時候你讓我感覺你至少願意站出來負責,再加上這錢不大,我希望你可以快點找客人來,如果能租掉我這錢再收也沒差,但不是這樣隔天直接轉頭跟我說沒這回事,這是最最最基本做人誠信的問題了,我不能接受,也不可能接受這樣的仲介,所以我來說出這件事,也說明為什麼我之後不會再接受任何21世紀不動產委託的原因。
