在詢問的過程當中,我發現他跟一般房仲不同,一般的房屋仲介大多都是直接問你有想要哪一區的房子、預算多少、幾房幾廳、有沒有特別需要的風水坐向,問完所有的相關問題後再給一些物件參考,帶你去看房屋,然後就看有沒有喜歡或是要不要下斡旋金等。他不這樣操作,因為那個是賣商品,他是在陪伴客人找出喜歡的物件,這可能是客戶一生最重要的事情,所以他做的是陪伴,當有需求的時候,他會先問為何想要這區的房子,是因為要方便照顧家人、或是上班上學方便,需要幾間房間才夠用,後面才會陸續問到相關訊息,問完這些之後也不會馬上給予客戶物件,會思考之後給予部分,先帶看讓客戶感覺是否是他要的,如果不是就坐下來討論修正需求,例如預算上是否可找次等區域,如果是學區至上,可否改看其它原本不可以接受的價格區間房屋,也會針對不同族群的客戶給予不同需要的服務。例如有些剛剛來台中或是路況根本不熟悉的客戶,對方也會貼心地把當天可以看的多樣物件,親自開車帶客戶一次看齊。我們有一位共同朋友,本來想要租工作室,陪看到一段時間覺得想轉改租店面,最後朋友偶然看到一個店面物件覺得不錯,就請店家去斡旋,最後成功買店面。在這裡他整整花了三個月陪伴共同朋友,終於讓朋友買到他想要的物件。很佩服他的耐心與專業
