市調指出,目前西屯熱門店面仍以逢甲商圈為首,不論租金行情或店面售價,雙雙坐上台中市店王寶座。如2017年出現一筆位在文華路的店面交易,建坪單價300.1萬元,總價1.23億元;而文華路店面租金行情可達每坪1.59萬元,月租44萬元。
值得一提的是,今年3月出現一筆位在櫻花路上的店面,刷新區域租金紀錄,每坪租金為2,158元,幾乎等同青海路、河南路的主幹道店面租金行情。
據內政部實價登錄資料,位在櫻花路上20年的舊店面,以當初售價每坪約25萬至27萬元來計算,租金投報率達9%,是相當高的投報店面,但市場上幾乎找不到待售物件。

It is worth mentioning that a store on Yinghua Road appeared in March this year, breaking the regional rent record. The rent per ping was RMB 2,158, which is almost the same as the rent of main road stores on Qinghai Road and Henan Road.
According to the actual price registration data of the Ministry of the Interior, the 20-year old store on Sakura Road, based on the original price of about 250,000 to 270,000 yuan per square meter, has a rental report rate of 9%, which is a very high report store. But there are few items for sale on the market.
