本人第一次買地就碰見無專業知識及哄騙無知的人匯尾款趕快成交的仲介,嘉義檜意村謝瑞民先生。話說仲介為了錢可以抹滅良心,幸運的是我就碰上了。 首先我自己是專業人士,所以我相信專業,我2%仲介費116000給好給滿,一份沒少,還都提前給了! 1.臨時狀況,無法馬上回報 當初因為是買地,所以地上物要拆除鑒界劃分,我要求仲介可否與屋主商量不要拆電表(因為復電我還要花2萬多塊),於是仲介說賣方同意過戶保留給我,過了5天我休假帶著要幫我蓋房子的師傅他們過去,要把拆下的電線電表架個臨時架子,結果去現場不見電表,打給仲介後,他才說法規規定不能留,忘了告訴我!(拆除5天後,有臨時狀況也沒通知我,還得我自己詢問) 當天也害師父白跑一趟,因為本來要裝架子的 2.呼嚨業主趕快匯款 因為看萬拆除地上物後,仲介幾天後打電話說-因為賣方有要付拆除尾款,希望我儘快付款。 因為當初第一點的事情,我已經不信任仲介,所以又有詢問裝潢師傅說,他這樣的套路是合理的嗎? 師父說還沒鑒界怎能先付尾款,如果少一坪的話,那誰要負責!(仲介之後補充說所有錢都是進,履約帳戶所以是沒有問題的) 3.鑒界有問題,都沒任何表現 鑒界人員當天九點會開始測量,但是我九點到的時候,都已經測完70%了,仲介也沒有提前告知說鑒界開始了。 鑒界當天隔壁鐵皮屋有佔用到我說購買得地,但仲介沒有任何表現,我還得親自跟鑒界人員詢問確認是否有侵佔到土地,我還得自己把問題找出來,再跟仲介說請他與賣方聯絡處理 4.跟第一點一樣專業知識明顯不足 (這兩點就表示出這個仲介專業知識完全不行,而且還都亂回答有一些問題,你沒有問他絕對不會跟你說) 我詢問仲介說我有契稅的稅金要繳納嗎?仲介連想都沒想,直接回答我說-要 (契稅簡單來說就是只地上有建築物所產生的稅金,因為我是買土地所以不會有契稅問題) 仲介一聽到我這樣說,就用一種無所謂的態度說那就不用繳!! 於是我要求仲介請他與他們熟悉的代書詢問正確答案,因為出爾反爾的答案很令人不放心! 5.到了最後,所有仲介簡訊,我全部要再截圖給裝潢師父,請他們幫我核對是否有問題,因為我沒辦法相信他 到了最後我這兩2%仲介費116000元,真不知道他到底幫了我什麼! 希望我的經驗能減少你們提到鐵板,然後他們店長連連道歉,因為我知道,你只要道歉被我罵一罵,仲介費一樣照拿,如果你被罵一罵就有錢拿,有何不可。
