E棟 總共37樓 有380戶以上的住戶,只靠這2部電梯,在下班時間七點20到一樓電梯口,剩一台電梯,等到排隊到坐上電梯回家都19:50了。 房子屋況雖新,也有房仲與投資客 以居住者的身分在做宣傳,但此棟電梯時常在故障,此社區目前房價也偏高,要購屋者 (尤其高樓層 以挑高做特別條件,若上/下班被卡個幾次....)須慎重考慮,也應該要求確認社區管理費資金財務。

我是住戶第一代屋主 我也不在乎房價所以站出來講 這裡非常的不好 隨著房屋老舊 很多第一代屋主賣屋或是投資客重新裝潢 戶數多整天敲敲打打在什麼室內修繕 裝潢申請公告隨便就是半年 足足被吵半年 半年吵完室內修繕不知道哪家繼續做 做幾天也都沒公告因為是室內修繕 保全物業部分越換越差 除了社區秘書跟清潔人員還有機電人員很有能力外 保全根本只是擺在那好看跟站著噴酒精而已完全沒有能力能處理其他事反映問題還會嗆住戶 搞不懂請他們來幹嘛 清潔人員都比他們辛苦還會被監視有沒有做好清潔 樓下有人評價住戶對住戶有禮貌 錯了!那是早期 物業管理現在跟早期房屋落成時那時候差很多 管理費甚至還漲過 電梯問題尖峰時間會滿跟板南線差不多其他時候其實真的還好一人電梯搭乘 比較要緊的是電梯使用量大有時候會有問題 但是維修保養都有落實沒有發生過電梯從37樓掉到1樓的事過非常安全 不過我太太曾經在電梯發生震動的情況讓她快嚇死 但也都維修非常快速沒問題 不過電梯年久更新的議題在每一次住戶大會都無解 因為很多都是租客完全不想出錢更新電梯反而要求用到電梯壞掉的時候再由那時候住的人出錢更換就好 所以電梯更換的問題只能繼續用繼續撐 也許有天有人從37樓掉到1樓應該就會大家都同意更換了 機車位的部分其實不用抽籤因為都會有空位可以承租好處就是大型紅黃牌重機可以租機車位便宜的停不像其他社區紅黃牌不能租停機車位 不過有的空位可能位子很差要自己親自下去看過在決定 其他還有垃圾處理非常好但是要分類分得很細 而且清潔人員非常有能力協助分類 附近機能就是裕民街夜市非常不錯吃喝 交通機能除了開車騎車門口就有台北客運橘子5號跟三重客運直達新埔捷運站甚至還有等超久的658到西門站 開車的人很便利因為地下從四樓到地下八樓車位多很多人都在出租行情大概5000越往八樓地獄越便宜就算當時沒有公告只要你也貼公告要租車位馬上就有電話打來問你要不要租車位 所以停車只要有錢完全不是問題 大致上就是這個老社區目前的樣貌 第一代屋主留 以後有更新繼續為大家介紹
