買屋全程觀感非常不佳,極度失望。 遇到教育訓練不完整的仲介,全程看房只重複倒帶趕快下斡旋,屋況介紹十分籠統,下訂之後,有很多事項未詳細告知,還需店長出來協助。 交屋第一週,一整修下去房子有嚴重漏水狀況,回頭反應給房仲,告知買賣中古屋有漏水保固,此為法律規定清楚記載在合約裡面,溝通過程一直試圖告知這是原屋主應負之修繕責任,該仲介除了重複跳針看屋時有告知「老屋需整理」以及對話中不斷糾正買方不是「漏水」只是「滲水」,但法律上合約用語即是「滲漏水」,各種推託之外還質問買方究竟是合約裡哪一條有記載?試問哪一條不應該是房仲人員比我們更清楚嗎? 後續雖然協助處理,但過程中不斷情緒勒索像是:「我為了幫你們‘’討‘’這筆錢都睡不著」以及「原屋主其實不用付這筆錢耶」「你們買房子要和和氣氣,不然房子買了氣場會不好」「哎呦這幾年的房子了啦,隨便住住就好」,這些都是當時該房仲原話,還有最過份後續拿漏水保固的賠償時,一邊簽切結一邊還要聽該房仲說:「您們錢要拿好欸,我真的幫你們要的很辛苦」,感受好差,感覺好像我們在跟別人討錢,但明明這就是法律保障我們的權益不是嗎?其實我們知道如果把這件事情訴請法院裁決的話,照理來說房屋購買前未明確告知滲漏水狀況,這個部份是可以請求原屋主照價賠償,甚至進而要求解約的,而我們也只是希望圓圓滿滿息事寧人,趕快把這件事情解決,才跟原屋主儘快達成金額上的協議,而到現在,漏水問題我們處理兩個月了,工程還在進行中,而這筆賠償還不到我們花費的三分之一。 房屋仲介是買賣房子雙方的溝通橋樑,成交之後以購屋價金抽取利潤以及服務費用為業的人,我們身為買方,該付的錢一毛都沒有少給,找大品牌買東西,也是希望如果不幸有狀況,可以獲得比較良好的協助,有比較可靠的保障,但是事實卻讓我們傷神失望。 永慶在臺灣是那麼大的房屋品牌,希望可以把不好的員工重新整頓,免得一顆老鼠屎壞了一鍋粥。
