幾個本人在交易過程中很在意的小細節: (與交易金額無關) 1. 簽約當天是晚上6-7點,該店主管告知:你看看我到現在都還沒吃飯,因為「你們」簽約的事,「為了你們」到現在都還沒吃飯。 我個人認為,身為一位主管不宜用這種談話方式。會讓顧客有情緒勒索和博取同情感。 2. 可以理解簽約當天將原屋主和購屋者分兩個不同空間進行討論。 員工一開始讓購屋者(我本人)在一樓就定位,看了一整天房,舟車勞累感其實很重。好不容易坐在一樓休息了,又把我們帶到三樓大會議室。並告知等一下和原屋主的談判(及簽約)會在這裡。 結果等了1小時後沒看到原屋主上來,又把我們帶下去一樓桌子。本人當下有反應:「為什麼不是照一開始所說請原屋主來?反而是我們購屋人跑上跑下?」但員工沒有多回應。 我本人在意的點其實不只是「讓購屋人跑上跑下」,比較多的是沒有「照一開始所說的在會議室和原屋主談」。 或許你會覺得為什麼我要那麼在意這點。因為我覺得做生意(特別是做大筆金錢生意的人)定下就不宜隨意更改。會讓顧客質疑之後交易的過程是不是還會有類似的「沒照一開始說的」態度和事情發生。 3.負責我的仲介非常兩光: a.提供給我的房產資料「坪數」打錯, 簽約當天和公司資料對照才手動修改。 b.因為提供給我的房產資料「車位打錯」 所以看房帶我們去看的地下室車位也是錯的。 c.提供給我的房產資料「管理費打錯」 而且那個數字... 還不是調漲管理費前的數字 (打成調漲前的數字本人還能理解只是接收資訊時間早晚的問題) 而是完全打錯..........拜託怎麼做事的啊! 在此我要稱讚一位年輕+單眼皮綁馬尾的女員工!仲介發現自己又打錯後,當下支支吾吾。 但這位女員工立刻臨場應變詢問原屋主是否有管理費收據可以提供。並告知我到時候交屋會一起提供給我。 結果這位我一開始很稱讚的女員工在交屋日卻只跟原屋主說恭喜... (這事件後面會提) d.交屋前一天雖然很貼心傳隔天交屋地址來, 結果地址是錯的.....是之前仲介帶我們去看的 某一間房子地址。 我們交屋當天坐計程車來,發現是錯的, 打過去給仲介, 仲介在電話中卻說:「我不是跟你們說在公司裡交屋嗎?我傳的是公司德民路地址啊!」 我在電話裡隨即數落仲介辦事一再出錯。 好不容易趕到店裡,我拿著當初傳的地址訊息要和仲介對質,結果仲介小聲示意說「你們太晚來了,大家都在等你們,快點入座」 我當下超級生氣要找仲介理論,拜託!是誰害誰太晚來?????????? 你們交易過程中超級兩光欸!!!!! 4. 最後讓我覺得超級反感的小細節是: 交屋結束後所有人 包括前面我稱讚的女員工, 都只是握著原屋主的手, 對著原屋主說恭喜恭喜 然後一路送原屋主到門口, 並在門口持續說恭喜恭喜。 我當下坐在位子上看著他們, 看看他們什麼時候會來握我的手跟我說恭喜。 結果並沒有,隨即就送原屋主到門口 繼續圍著他們說恭喜恭喜。 我這個購屋人完全沒有被祝福到, 反而是跟我說可以先行離開了。 最後只有那個被我覺得兩光的仲介 問我吃飯沒,等一下記得去吃飯。 我個人覺得購屋是一件喜事, 為什麼不能兩方都說恭喜呢??? 反而在購屋者眼前只「握著」原屋主的手說恭喜 而且一路送原屋主到門口。 ——————————————— 最後附上兩光仲介的資訊: 姓「唐」,名字最後一個字是彩虹的「虹」
