本來已經下訂聯合,但審閱完契約就已經退屋了!! 如果你也有興趣購買,下面5點給大家一點意見,自己多想一下,買房是一輩子的事情 。.... 1.『小三房的實際室內坪,未來再脫手可能有困難』 19.55的房,室內坪只有約13坪,在多數銀行認列上可能還是算套房形態(貸款上,小坪數的本來就會比較困難)。所以你目前購買當然建商可能可以整批申請到8成貸款,但不代表未來你想賣時,想買你房的人貸款也可以,不足額度8成時,就加大了抗性,除非對方現金足夠,但現金足夠幹嘛買小坪數,這也是這個小三房的最致命缺點。 2.『交屋款,只有少少的金額5萬』 內政部定型化契約是寫交屋款為總價自備款5%金額,但建商對客戶的交屋款金額只壓5萬金額,中間落差甚大,未來交屋時對一般消費者有可能5萬交屋款,因為交屋款過低,無法爭取自消費者權益(如果有問題,有些建商交屋後慢慢幫你解決問題,有些建商因為交屋款低,對他們也不痛不癢,別忘了很多房子的問題,隨便費用起跳可能就10多萬)。 當然在溝通後,聯合說可以用5%交屋款(有溝通才有==),但貸款成數就只能7~7.5成數,建商怎麼樣都是要拿滿前期該拿的20%。不要再跟我說大建商不會壞自己招牌,那幹嘛急收大部份比例在口袋內。使用此行銷方式,極容易使一般消費者為了較高成數貸款,而犧牲自我最後交屋點交時對建商屋況有問題時的約束力! 3.『室內個別實際尺寸,確認建商有沒有給』 看建案不要只看家具圖,最好還要要求室內個別空間的尺寸圖(ex:藍曬圖)。這都是你們去看網路上好多房地產專家給的建議,但聯合一開始並沒有給我,請大家也確認可否附在合約上。大家試想,買車位都有寫上哪一個車位與長寬高尺寸,買房不需要?建商話術通常也只是你房子的坪數如果差百分之三以上可以解約,哈哈,,牆以內都是我們購買的範圍,所以總坪數可能不變,但是使用空間變小了,牆蓋厚一點呢?比例跑掉一點呢?沒有尺寸我找誰要求自己權益!!。另外不給尺寸,這麼小坪數誰能負責我小三房是不是有可能,2米的床有可能放不下,加床架可能就有問題了。也一定不要自己測量裡面坪數,錯是你自己的事,載明於合約才有保障。 4.『C棟16戶,一層戶數如此高,上班...』 光C棟戶數就超過200戶以上了,真的上班高峰時,電梯要等待時間,可能也是要考慮一下!因為很多專家都建議一層戶數過高時,除了上下班等待外,還要住戶可能比較複雜。如果這麼多戶數,房子又有上面抗性時,大家想買,不如等交屋後,可以看到內部狀況及當下價格可能拋售更優。我還可以上班時再去確認是否電梯塞車,另外空屋晚上高不高。 5.『內政部定型化契約,有些細節並無完全放入』 請要簽約的朋友一定要在7天的合約審閱期,仔細審閱合約,因為有好幾條細項,其實都沒有完全放入至建商的合約內。比如~內政部自備款的5%交屋款也是自己認真看完才發現,當然建商一定有話術告訴你,內政部合約只是參考,合約是雙方彼此溝通撮合協議(裡面有幾條真的大家要好好比對),我是不敢接受低交屋款啦,你們如果敢接受當然也無所謂,但消費者在交屋後發現的種種問題,永遠都是最弱勢的,想想民事訴訟要花你多少時間,當然還是從源頭簽訂合約就白紙黑字寫清楚最好。 另外當然還要保固除了主體,游泳池保固嗎?這些最好問清楚,不然維修費用住戶分起來也是...以及,應該是交屋驗收表/驗屋清單檢查表 完成後,才可以交屋,給最後交屋款(不能太低),順序一定要確認清楚訂於合約內。 綜合以上,因為溝通無效,我只是小小消費者,所以個人覺得風險太高。除非合約上面能夠載明清楚保障買賣彼此,買賣本來就是雙方你情我願。
